Kona Makai Association Official Website

Certified Management, Hawaii maintains a web site that contains information such as Association finanacial data and the current account status for each owner.  For a password to access the "Owers Only Area", click on the "LOGIN HERE" link at that site.  Then click on the create password link and fill in the information.  Our "Project Number" is 265.  Your "Customer Number" is generally zero, followed by your Kona Makai unit number, followed by the number of times your unit has sold.  For example, if you are the third owner (ie two sales) of unit 7-101 (future building ???), then your customer number is 071012.  If you would prefer to just talk to a human to get your password set up, contact Certified Management (see below).

New Information

Lease to Fee Conversion: The required number of owners turned in ballots and responded in favor of the proposed action to direct the Association to persue aquiring the fee simple land underlying the Kona Makai. As of January 16th, no owners had responded against the proposal.  However, not all owners have responded.  In negotiating with the Lease Holder, it would be advantagious if more owners would respond to the proposal.  If you have not yet responded (or are not sure if you responded), please print out this copy of the ballot, mark it appropriately, and mail it to Certified Management Inc, 75-170 Hualalai Rd, Kailua-Kona 96745, Attn: Carrie Borge.

Results of the Annual Meeting of the Association of Apartment Owners:

  • The directors whose positions on the Board were expiring were Paul Bidel, Loren Barber, and Marilyn Sacata. Paul and Loren agreed to serve again, while Marilyn declined (thank you for your very long dedication as a Board member). Paul and Loren were reappointed to their positions by acclamation of the owners present. The new Board officers are Dixon Hutchinson as President, Rich Mickle as Vice President, Karlyn Sücksdorf as Secretary and Bob Helston as Treasurer.

New lanai lights being considered: The currently "approved" lamp for lanais has always had a problem with rust.  Now the board is considering allowing any light approved by the resident manager.  This issue will be further discussed at the March Board meeting.
The Board is also considering updating the approved ceiling fans for lanais.  The more expensive of the currently approved fans has a poor record with the salt.

Board of Directors

The Association of Apartment Owners (AOAO) elects individual owners to the Board of Directors for three-year terms. Three Board positions are open for election at each annual meeting of the Association. After the each annual AOAO meeting, the Board selects its (new) officers from its members.

Times shown above are Hawaiian Standard Time (HST).  The Offices of Certified Management Inc. (CMI) are located at 75-169 Hualalai Road, Kailua-Kona, HI 96740 (turn in at bank an proceed up hill and north to green building).  Please note that the scheduled dates and times of these meetings, in particular those of the Board meetings, may change.

Owners are welcome to attend Board meetings in person.  If an owner has items to be considered by the board, please submit those items, in detail and in writing, to the President or Certified Management at least one week prior to the scheduled meeting date.  Clear, hand-written faxes are fine; Cindy in the office will forward the information to the appropriate person.  Board meetings tend to be already rather lengthy and detailed, and items that are not calendared in advance are not likely to be discussed.   An owner need not be present at the meeting for his/her item to be considered.

The office maintains a separate hard-copy list of rental units.  Although we try to keep the two lists up-to-date, occasionally they do get out of synch - please let Cindy at the office know if there is a problem.
